You should understand what you are buying, not just like what you are seeing.
My career was built on sales, negotiation, market analysis and close relationships with clients. Real estate was the natural next step.
Before I recommend anything, I look at the numbers, the comparables, the property history and the market context. Then I explain what I found and why it matters for your situation.
I do not push anyone to buy or sell. My job is to show you the risks, the opportunities and the options, and to negotiate well when you decide to move.

Selling starts long before the sign goes up.
You will know what each decision is based on, from the first estimate to the closing table.
Property review, pricing strategy based on real comparables, preparation, marketing, negotiation and support through completion.
Value my homePresales, reviewed before you commit.
Deposit structure, timelines, assignment rules, developer track record, location and what happens if plans change. I go through the parts of a presale that are not in the brochure.
Talk about presalesHow we work together.
Five steps, and at every one of them you know why we are doing it.
Step 01Conversation.
Your goals, priorities and timing.
Step 02Financial preparation.
Clarity on your real budget, with a mortgage broker when it helps.
Step 03Strategy and search.
Regions, criteria, alerts and showings.
Step 04Analysis and offer.
Comparables and value first, negotiation after.
Step 05Subjects and closing.
Inspection, strata documents, lawyer, completion and support after the keys.
Selling follows the same logic: review, price, prepare, market, negotiate, close.
What clients say.
“We've had some terrible experiences in the past with realtors who just wanted to sell something quickly and move on to the next customer, but with Luis it was a whole different story.”

FAQ
More than the down payment. You also need closing costs, Property Transfer Tax, inspection, lawyer or notary fees and, in a strata, the monthly fees from day one. The exact number depends on the price range and the type of property, and we go through it together before you start looking. The free guide gives you the full list.
It depends far more on your situation than on the headlines. Your financing, your timeline, how long you plan to stay and what is available in your range matter more than the general market number. That is exactly what the first conversation is for.
In a typical residential purchase in BC, the buyer's agent commission is paid through the seller's side of the transaction. I go over exactly how it works in your case before we start, in writing, so there are no surprises.
Yes. I work in English and Portuguese, and the whole process, including documents and contracts, can be explained in either language.
No. I work with buyers and sellers across Greater Vancouver and the Fraser Valley. Portuguese is an extra, not the service.
Then that is what we will find out together, and it is useful information. Knowing which steps come first is worth more than starting to visit properties too early.
Let's talk before you make the decision.
A short conversation is usually enough to know where you stand and what the next step is. No pressure, no commitment.
